We have that going on in the Piedmont in NC. Some guy who has about 12 months experience with a "law firm" (and I use that term loosely with this outfit based in NC who does half----ed title and foreclosure work ) and this is his training with this firm who is doing limited searches for $20-25 and fulls for $35-40 and is traveling all through the central Piedmont. The gas has got to be killing him! And one law firm I work with said they got his "fee sheet" (which he put in all the attorney boxes at the Register of Deeds office) BUT HE DOES NOT HAVE E&O..when they called him about his "fees" which is a no way for most firms..so go figure. What gets me is that attorneys I have known for years and "used" to be so anal about their title work are now using this fool..and that's what he is...a fool and so are the folks that are using him! I guess when he updates and records for someone, he pays them to do it with fees that low. I have watched him too, in courthouses where he has blown in...I have never really seen him update, just record. I guess updating is extra before putting the document on record. I have heard that he has messed up some recordings for some and it has costed the attorneys out of pocket to re-record, so what goes around, maybe coming around. That re-recording can be quite expensive!  The thing about this is if all of the experienced, old-timers make it through all this and are still standing, I guess we will have work cleaning up all the mess these "leeches" are making! Hopefully, some will still want the work done right eventually! . (This guy is already a joke in some circles in my coverage area..some of the ones that I do work for and still want a quality work product, they now want to know who this guy is working for as that is a reflection of the work product of their firm..you can't have it both ways.) I hope the $25-$30 these guys are saving now will matter after they have several claims and/or have to re-record their documents several times to get it right. It is less expensive to get it right the first time!
