I remember those days too.  We didn't really have a need for invoicing but on occassion we would do side work at the title agency I worked for and you would send a bill for the services and get paid.  Seemed so simple then.  Sort of like the good ol'days when deals were sealed with a handshake.  Can't do that anymore either....

It is a sad day when all the nice people have to turn to the dark side to get paid.  One shouldn't have to spend hours upon hours trying to re-coup what was already promised and deserved.  I am so tired of hearing the sob stories of why the checks are late - they aren't even trying to get creative with the excueses.  I feel for you and the others.  You provide a service and on occassion special services (ok - everyone get their minds out da gutter) and in a timely manner which is expected and demanded by your client.  Why shouldn't you receive the same. 

Maybe, just maybe, they should get loan approval before they order the exams!!!!  Wow, now there is a novel concept!!!!!  We have cut off a broker because they would order title work and notoriously cancel after 3 months all the while asking for multiple changes (lenders, loan amt.) and CPL letters for each time it changed.  Heaven forbid you didin't jump right on that CPL (did i mention they always cancelled).  Now, my point here is that my boss still needs to pay me and the examiner I contracted to assist.  But how??  Well, we managed to get everyone paid but we made a rule and lost a few clients.  In the long run we actually saved money and made a little too. 

One of my favorite rules:  Not all business is good business.  Be choosy and if your gut twinges be cautious as it will normally turn out bad and bite you in your ars.
