That sounds like quite a conundrum, Jonathan. I think that would also be a huge issue in Florida, I believe that they have a similar recording fee/taxing structure. I have only been involved in one Florida transaction and it was thousands of dollars to record the mortgage.
In Ohio, our recording fees are simple - $28 for the first two pages, $8 for each additional page. Thus, we would never run into that problem. The amount of the mortgage is irrelevant, thankfully.
