Thank you, Alix.  I think a big part of the problem is the lack of experience many of our clients have these days with the searching aspect of title work.  When I started in the early 1990's, most of our clients had in-house abstractors, or they came from a traditional title agency and had experience with in-house abstractors.  They understood the nature of abstracting much better. 

Today, too many of our clients (at least those that have direct interaction with their independent abstractors) are more like administrative assistants.  They are used to ordering office supplies and they arrive the next day.  They don't understand that every title search is different and there are many problems that can complicate the search process. There are many clients that have never had in-house abstractors and they are hiring help that has no experience with abstracting. 

The title searching aspect has become too segregated from the title operations and nobody understands it anymore.
