I have been asked to perform a full 40 year search, which includes all cancelled mortgage information. I haven't run across a client asking for this much history before. It's in a California county where you can view very basic information online (type of doc, bk/pg, parties involved), but you have to go look up the documents on their computers. However, even at the county, you still have to bring up each document image to verify that it is for the correct property, because their system contains the same very basic information. If you run into a developer, or someone who buys and sells houses, etc., you're SOL.
(Who says California is progressive?? Not at the county recorder offices!)
My question is: what would you charge for something like this? Would it be a base fee, or an hourly rate, or a base fee plus hourly after a certain amount of time? I can foresee something like that becoming quite time-consuming, especially with an hour-plus drive each way.
