Ok, my fellow title peeps and examiners here's one for ya - tell me where to start to find out what happened.
A buyer places contract for purchase of home in West Chester County, closes the loan and goes about life. Now, Buyer is in forclosure. According to a realative of prior owner (the seller), the seller has been contacted numberous times by mail with the promise of a rather big payment, which keeps increasing over time, if he would execute these papers and return them to the title company.
The story is that the "original title" has been lost and somehow the buyers only obtained title to one of the lots (my understanding is that there are multiple parcels to make up enough space to build - sort of like Shawnee Hills here in OH).
Any questions ??? Lots of red flags are popping in my head 4sure.
Any advice???? I wasn't sure if the records there are online or not. The relative is very concerned as to how this happened and how something so important got lost. Happens everyday I told her.
Let me know your thoughts or if there is a recorders website please let me know.
