OK - Here is how I got paid by LandAM when they owed me $13K ----- & I will be doing the same on other searches with other non pay clients

Saved every email & called - called - called....called ---- invoiced - invoiced - invoiced - invoiced

I did a large batch of about 14 properties that were bank owned where I had to search developer names --- charged between 350-450 per search (This fee was pre-approved BEFORE starting the orders) as they were all pretty involved & carried a good amout of liability ----- 3, 4, 5  months went by and no pay & they were also accumulating a very large past debt with us in the 12-13K range....not returning calls & all they would tell us in the emails was "they were looking into it" ---- you see they were sending us a large volume of work but only paying about 75% of what we completed & the other 25% that somehow fell thru the cracks was really piling up

I did some follow up research on one of the properties I searched & found that the bank had sold the property to a private individual ---- Not good for me because I had not been paid for the search I did & the property had sold about 2 - 3 months prior to my follow up. I drew up 14 Liens for the 14 props searched & had a non related friend in the industry notarize them all for me. I then called the bank who still owned the other 13 properties to inform them I would be filing the Liens promptly unless payment was recieved asap. I found out the bank was shut down & taken over by the FDIC. Contacted the FDIC & to my suprise was put in contact with the right person rather quickly --- The person I spoke with actually had copies of all my searches in thier office & was really pissed that LandAM had not paid me because they paid LandAM for all the searches appx 4 months prior to my phone call. I told them I had no other choice but to file the Liens in a last ditch effort to collect the money owed to me. The person at the FDIC told me not to file them & that they would make a few calls ----- Please understand LandAM was not returning my calls & kept giviging me the awnser "we are looking into it" ----- JUST 3 HOURS AFTER MY PHONE CALL WITH THE FDIC LandAM contacted me & sent me a check within the week for all 14 orders & then later paid appx 80% of the other past due accounts

Just something that did work for me earlier in the year & thought I'd pass it along

We do not & will not work for them again --- we would not have been paid if we did not take those steps of action ---- without action there is no reaction.
