We put in a simple disclaimer stating that we accept no liability whatsoever for anything reported (or unreported) prior to the effective date given. I also try very hard to get either the commitment to work from or the prior abstractor's work. I'm successful with that endeavor about 75% of the time. sometimes all you have to do is ask.
