I have never seen this exact series but I have on more than one occassion transferred a deed from Fannie Mae back to the bank that had the foreclosure initiated. Whenever we have been asked to peform this "service" at closing on behalf of the seller we send ALL documunents out of our file, which include the title search and documents out of the foreclosure case to underwriting counsel. If after their review they give us their "blessing" to insure we proceed.
Now though after reading Slade's blog and doing more research on these and many other issues that I have been faced with in transferring forclosure properties I will probably be more hesitant to perform that "service" to the seller's title agent or to the foreclosure mill. It's only a matter of time I think until innocent title agents are going to pulled into these scandals and will be accused of "colluding" with the foreclosure mills.
