Have you heard of the old saying "if you don't ask the answer is always...no."
A company can certainly ask for a $ 35 pricing but if it's doing such it isn't taking into the account the skills an abstractor must acquire over time, the time spent searching, the everday costs involved with business and most especially the liability and financial investment to protect oneself from liability. A search, in all honesty, might be the absolute cheapest part of a real estate transaction, yet it carries great value in protecting consumers and lenders.
$ 35 is a bold request. Nothing wrong with anyone asking. It's up to the abstractor to determine if that is good business.
