An interesting side effect of missing Assignments of Deed of Trust is that, when a trustee (or their agent) come into the county to record a Trustee Sale Deed back to the beneficiary, our county will charge transfer tax on the nornally-exempt document, because there is not chain of assignments showing that the receiving party is actually the foreclosing beneficiary.  Tax revenue generation done properly because the lenders did not do their proper job.
