All very good points. This is exactly why I believe that states need to do a better job of regulating the abstracting profession; especially since most have no regulations at all! Ultimately, it damaging for consumers to have so many people who don't have a clue about what they are doing, or why, providing title evidence for real estate transactions.
And, probably of more concern to this audience, it is damaging to the professionals who cannot compete with those who only do half the job for half the price. We pay more in E&O insurance premiums, and ultimately make much less.
