Here in Wyoming, title companies do NOT do mineral searches, and the commitments and policies expressly exclude coverage for anything to do with the mineral estate (some underwriters and agents are clearer about it than others). Landmen do such searches here, usually for an attorney to issue a formal legal opinion. Since our 40-year marketability statute specifically excludes the mineral estate from its operation, we would have to search to patent on every property if we were to insure status of the mineral estate.
