While we certainly show any recorded documents related to mineral rights that appears in our chain of title for the period searched, we do not include a separate search of the mineral rights or go back beyond the requested time-frame for the search.  We have never been asked to do that, thankfully.

We provide enough information for the client to provide a specific exception on a title policy, if we find anything, but we do not spend much time figuring out who may hold all of the mineral interests.  Often times there are dozens of assignments and partial transfers of these rights - most of the time, the client doesn't care about who actually has the interest today, so long as they know that there are mineral interests outstanding.
