I believe I need to take a refresher course in mechanic's liens for Virginia !   In the 20 or so years I have been searching I maybe came across 5 mechanic's liens, (yes, its true, people used to pay their debts)  none of which ever filed suit.  But this year alone there seems to be a mechanic's lien explosion.  I did a search last week, a current owner for re-fi, that had 10 mechanic's lien (against the previous owner) recorded after the purchase money mortgage of my current owner.  Another one before that, that had 12 mechanic's liens recorded against the prior owner, who  filed for chapter 11 bankruptcy prior to deeding the property to the current owner, also recorded after the purchase money that the current owner  is now trying to re-fi.  No suits filed, but the six months isn't up yet on some of them.  I have been coming across mechanics liens every few days, as opposed to 5 in 20 years !  What a mess.  I better find the virginia title examiner's manual and brush up on the code !
