Yup. That sounds as Steve described it. That is not very friendly to contractors or materialmen, but it sounds pretty good for homeowners. Here in Ohio, it seems that many are content with filing the lien and waiting for a sale or refiance to get paid. I don't think that many are actually taken to suit.
Afterall, if you sue and get a judgment, you are going to get a lien and you are in the same boat... trying to collect on it.
