Location surveys should be the "norm." When I was doing a lot of residential closings, most lender's required a Survey Endorsement and we always ordered a survey to check for encroachments. However, I did notice the popularity of the endorsement drop off some. There were some lenders that didn't require it... but that left the homeowner in trouble if something came up. Most often, if the lender didn't require it, homeowners were not interested in the added expense.
Clearly, a location survey is a good idea - it could have saved this homeowner a lot of money.
