" The owner cannot convey [good] title to something they do not own ...."
I USED TO think this was true - then came title insurance Owner Policy as SOP and $5 made-in-India title examinations.
Robert,
If you're interested in selling me the Brooklyn Bridge via a Warranty Deed, let me know. All we need to do is find a title insurance company willing to provide an Owner Title Insurance Policy for the right sales price and premium. Look for one of those saving money by using a $5 search from an on-line abstractor located in India (or Nigeria, although they're more for internet funds transfers). When I refinance the bridge through an internet lender who uses the same title company and same $5 abstract, I'll split the mortgage proceeds with you. Depending on the sales price, we could meet for drinks on an exclusive tropical island with some of the "off the grid" Wall Street tycoons and retired federal legislators.
PLEASE read with the same sense of humor this is posted with.
