I feel like I got a raw deal from the agent. I got the renewal application about a week ago after having asked after if for a few weeks. The renewal date is 12/14, tomorrow. I got the renewal on Friday. So with a lapse imminent I felt I had to renew. So now I guess my aim is to cancel this policy and replace it with a more economical policy. But of course I have to see when cancellation is most advantageous to me.
I've been searching for 35 years. I had E&O when I first started but soon could not afford it. I went without for over 30 years but during the crash several clients informed me that their underwriter required that I have E&O or they would cut me off. So I got it for $1,500, then $1,900 and now $2,300 with some baloney about it going to $3,200, but gradually, as if they're doing me some kind of favor.
I'm sure you're right Nancy, that I'm being grouped with closers, title agents, foreclosure mills, those new "searchers" that popped up during the boom, etc. Over the years when I hired and trained a new searcher we double-checked every search they did for 6 months. I find nothing more embarrassing than explaining to a client why I did not find a mortgage. Not that that has never happened, but never resulting in a claim or a suit.
All I do is search titles in one rural county in NJ (I live in PA) for 35 years. 38,000 searches...
