As of 2/23/2011 zoning information needs to be incorporated in our title searches, unless I'm reading this too broadly.  I just found a posting and am still parsing the effect.  Anyone else have a take on this?

Not sure how to find all zoning data given that many muncipalities are not "online" for easy access.  Most counties in CA have zoning data up for the unincorporated areas that they control, but local city zoning is sporadic as to where to locate it on the many, many different websites that have no standarization.  If we have to do this, does anyone have better "work around" ideas that will give us  such info?  Zillow.com has "property type" info fields, but listing a "Single Family Residence" may possibly be different than "Zoned for Residential Use only" or "Zoned for mixed Commercial / Residential", etc....
