For all of us Old-timers, I believe searching the gap period at time of closing has alway been a "given." I was taught to check for any newly-filed documents even if only a few days had gone by. I have heard others say a week or two and many contracts specify searches have to be current within 15 or 30 days. Does your company or your title underwriter have a policy -particularly written, as to when you must search the Grantor-grantee or tract index to cover the Gap period in a title policy.
If you are an abstractor or county recorder, do you routinely update (downdate) your work for customers?
