This question goes to Robert: if a private individual sitting at the county offices offers a non-contractual service like a current owner search for $20 and gets it wrong, is there a limit to what he or she can be sued for? clearly for us offering it as a professional service regardless of the price, we are putting ourselves out as experts with liability insurance and such, but a nonprofessional who does this as a "side" and infrequently, is there a difference?
that's a hard thing to compete with and some of these "amateurs" end up doing this sort of thing and taking money from the rest of us in the process of doing so. most are untrained and fly-by-night, but we end up with one less project for our pockets, and with the lingering bad eye for our industry.
