I am a native Floridian and a historian.  I have the tenacity of a bull dog and will take the time to provide a Title Report or Commitment that maybe relied on as the basis for issuance of a title insurance policy in the state of Florida.  Being familiar with Florida geographically, I am aware of rights and issues, that are not easily found by a less experienced Searcher/Examiner. Water rights are big here.

I  have a license and  access to the largest geographic title base in the state of Florida. Even so, if I sense there is a problem, I will back check another source.  I have searched and examined nearly every county in  the state, since my beginning, in 1981.  I have had years of experience searching any and all methods there are ,  from the Clerk's Office, as micro fiche, tract books, title slips,  since 1994 the Clerk's website, as well as various commercial  computerized data bases.
