Okay, if that's the case, couldn't Sam be sued for fraud for accepting the cash from two different persons?  Going back to my original question, wouldn't the transfer deed need to be notarized?  Aren't there any laws regarding trying to register a deed that isn't notarized? I still would think that the second one would be void if Sam already signed and accepted money for the first one.  IMHO
