Let me tell you why!!
Contract is executed by an asset manager on behalf of (maybe) Bank of America; title is vested in Bank of New York.
Deed is executed by a vice president, as attorney in fact for (maybe) Bank of America, but, deed does not state vice president of what, notary acknowledgement offers no insight, simpley states "personally appeared JOE BLOW, So, am I just supposed to assume? We all know how that usually plays out. So, in an effort to clarify I sent the following query.
Query to the seller's title vendor elicits the following response:
Q- Contract does not refer to a POA being used by seller
A- It never does
End of response.....
SERIOUSLY!! No you know why if ever you call my office sometimes I sound just a little bit annoyed.
