In searching Southeastern Title Solutions, LLC out of Spartanburg, SC, it appears they have had a problem since day 1 per the SC Secretary of State's Office.  See:

Amendment 03/07/2012 MEMBER DISSOCIATION
No Agent 03/07/2012 AGENT RESIGNED
Domestic LLC 02/07/2012 SCBOS Filing: AT WILL

Do you know who the principal party in this LLC is?  If so, I would sue in Magistrate's (Small Claims Court).

I also found the below in a site known as jobhustler.com:

Title Abstractor

Sunday June 17th, 2012

South Eastern Title Solutions, LLC is a South Carolina based full-service title, abstracting company serving law firms, Title insurance companies, agencies, real estate companies, affinity groups, corporations and financial institutions in support of residential and commercial real estate transactions. SE Title is currently seeking a Title Examiner throughout South Carolina. This position is responsible for efficiently (timely and accurately) executing an examination of the property. This individual will review and examine various property materials for accuracy and applicability and identify any restrictions that would limit the use of the property. The position is responsible for performing title abstracts, The Title Abstractor will work with our South Carolina Attorneys to review abstractor's work.A High School Diploma or equivalent is required. 2 years of title abstracting or review work is required... Must demonstrate effective written and oral communication skills. Microsoft Office proficiency (Word/Excel) is required.

Here is the former Register Agent for them:

Lonon Law Firm, LLC
134 Oakland Ave
Spartanburg, SC 29302

It appears that the Lonon Law Firm has some connection with Southeastern, as the address for both is identical.  You may possibly have redress through the SC Bar.  In looking up Lonon Law Firm, they are located in a house.  It would be difficult to separate the two entities.  The law firm specializes in real estate transactions.
