Another entry in the unending saga of Registered Land problems.
I have, in front of me, a book copy of Cert 25307, the Memoranda Of Encumbrances, which lists as it's final handwritten, grantor entry a mortgage to Fleet National Bank recorded June 16, 2003 as Document 216688.
The online Certificate of Title does not list that mortgage on the Memoranda of Encumbrances, but it is found in the online grantor indices.
I have had at least two discussions over the last year with Richard Howe, the Registrar, & he insists that there is nothing wrong with way the program works. I disagree.
Update:
It gets worse. Just for the hell of it I checked the "view encumbrances" tab for the online cert & lo & behold the mortgage shows up there. So, in summary; the 2003 mortgage to Fleet shows on the paper cert; on the paperless grantor; the paperless encumbrances but not the paperless certificate of title. So my question is along the lines of what am I supposed to rely on? Unreliable records are worse than no records at all.
