We have a client who ordered a "doc retrieval" and their stated fee was $6.00. We will do a doc retrieval for $10.00, if you provide specific information identifying the document, e.g. current deed, a mortgage dated 1/2/2012 from John Doe to XYZ Bank, etc.
But, this client (for $6.00) asked us to provide (1) the current deed, (2) tax information including assessed values, (3) all easements, (4) EPA liens, and (5) any judgments. The current owner, a corporation, took title in 1947 - 65 years ago!
We told them that this is a commercial search - not a doc retrieval. We offered to proceed when they approved our fee for this type of search. They emailed constantly to "check the status," and we reminded them that they had to approve our fee. They replied "this is only a doc retrieval." NO IT IS NOT!! Today, they cancelled the order... thank God!
Do people really expect examiners to do 65 year searches for $6.00? Is that what this industry has become? I just don't get it.
