I am new the the real estate side of abstracting as I have done oil, gas, and coal for the past 5 years. I have an issue with a client in PA and pricing for a search and need others opinions on what they would do.
I searched an address for them. The assessed address had a number and street name along with an assessment number. Apparently there was another assessed parcel number with just a street name beside it that needed searched along with it also. The customer feels that they should only pay for one search per address. I had to make an additional trip to the courthouse.
I spoke with another abstractor and was told that each parcel with a separate assessment number is an individual search and should be paid accordingly. I know that I had searches for another client that paid for each assessed parcel individually even when they were contigious.
Any advice would be appreciated. I just want to be fair to the client and to myself also.
