You are right that we are often "examining" without knowing it, and I'm definitely not one of those who copies everything and throws it to the clients. I spend too much time on those suckers to not let them know I'm earning every penny I charge. (As I tell my husband, I may have a lousy sense of direction, but I can MAP, dammit!)
You are also right that this client (and others in the past) expect me to do this for LESS, because, after all, "it's just a mortgage retrieval". We'll see how it plays out. I think I explained the issues to them in a way they MIGHT be able to comprehend. We just can't go to a computer and type in "give me all the mortgages for John Smith and tell me which one is in 1st position."
