I believe you are liable for determining lien position. If you categorize them in the wrong position your client is going to hold you liable for the error. Lien position for Mortgages/Trusts are always determined in the same structure through out the country. The oldest is first, unless subordinated. How do determine which judgment, federal, state, HOA lien is first.
The client is usually asking for a reduced fee in this type of search. I agree in most part that the time expenditure versus the up charge may be lucrative. The only counter is if you researching in a heavily populated area the time expenditure may increase due to the larger volume in indexing.. Then you start to lose money.
