Interesting discussion. I agree with Allen we all search title. Lisa's definitions of the various types of title searchers is spot on in my opinion. The difference is in the business models, but I believe we can work together in a way that creates opportunity for all who actually visit the courthouse.

We delved a little into Landman work last year and found it didn't fit our business model. Title searches can take hours to complete, mineral projects can take days, weeks or months. Independent abstractors work for many clients and are paid by the report. A landman is paid by the days worked and typically by only one employer at a time. While our abstractors had little difficulty doing the work, the time it took interrupted our core business.

We found ways to work with landman and their employers by locating and retrieving essential records that were outside the county where they were working. I pass on requests we receive for landman work to some of the landman we met along the way. Shortly before the oil crash we added Landman as a category to the list of title professionals listed in TXDILAR and many have landed projects in their field as a result.

Lisa, I would like to add to your list of people who roam SOT, the trolls, data miners and spammers who have their own hidden agendas. I know Robert and Slade are working hard to eliminate them.
