I feel your pain. Really I do. 

But sometimes we are our own worst enemies. These companies survive because we let them. I know, it’s a tough decision. Its like a bad dose of medicine. But you have to bite the bullet and take the medicine, bad as it is, to cure the disease. 

Don’t work for these people. Don’t degrade yourself, your knowledge and profession. Don’t enable these types of businesses.  You are better than that. You serve a higher purpose than that. It really is that simple. 

These types of business fed off of you. They undercut prices, promise statewide coverage at ridiculous prices and turn times. And; they accomplish just that by using you and stabbing you (and me) in the back all the while they are doing it. Just stop. 

Sure they will turn to other unsuspecting examiners, hungry for business people, and will survive for a time. But if enough of us wake up and smell the coffee we can root out this evil among us. But its going to take unity among us to accomplish. 

In our business you DO have to look a gift horse in the mouth. There is a reason that new client order ended up in your inbox. Don’t just jump on that order and drive 150 miles using your knowledge and expertise to make THEM look good. Investigate who they are and what they do. If they are a user, don’t enable them. Period. If they are a legitimate player they will have a good track record and a history of prompt payment and response to inquiry. Investigate before you put your heart, soul, and reputation into their pocket.  

If you are already in the soup, so to speak, having done the work, use the power of the pen. Remember every order is a contract. Non-payment voids a contract. Write them and inform them the contract is broken. Remind them you have ZERO liability for that order due to their non-payment. Right, wrong or indifferent, the liability for the accuracy of the title is THEIR baby, not yours. That goes for whomever contracted with them as well. You are not in contract with their source but you certainly can find out who that is and write them too. Next time you are in that locality update and find out what happened. Did a new mortgage go to record? If so, get the lender name and address and forward a copy of your correspondence to them as an FYI. It may not have any effect in getting you paid but it will go a long way in letting the source know EXACTLY the nature of who they are dealing with. It will show them just how shaky the foundation of the title they relied on really is when they have a scumbag as the middleman. to post a reply: login - or - register
