  "Now/Fast" --Seen that scenario more than once with unhappy results. 

A while ago I read an article about title insurance; which the author labelled a money making scam.  His preferred solution to title problems was to simply sue the conveyancing attorney lol.

In the past year I was slightly involved in a genuinely bad title; that included deeds from the wrong parties; bad descriptions; and major probate problems.  My part in the whole mess turned out to be nothing much - I had been asked to do a r/d rather than a full title.  The only thing that saved the sellers'/buyers' bacon was an owners policy - both parties literally had moving trucks circling the block, while the title insurance company decided on exactly how they were going to tackle the title issues.  

The trucks were eventually loaded with  furniture & the closing went forward only because there was an owner's policy.  Without it, there would have been chaos instead (& the law firm that had handled the conveyancing had gone out of business - so much for suing the conveyancer)
