INDUS finally paid us. It took months to get paid $69.00. We should have never been put in a position from ANY company who hired us to do any title search work to spend time trying to collect $69.00. The way INDUS handled the payment of our invoice and the follow up collection work from two different staff members here at my office was very unprofessional. So Alix Ott, this is exactly the reason for the policy I have implemented for no new out of state clients.
As for $600.00 cell tower search fees, the independent title examiner / title search company sets the fee. If the client doesn't want to pay $600.00, they don't have to. It is called the free market system. For our full search fees we charge by the chain of title. We also have a set of fees for commercial searches that are a higher charge than non-commercially owned searches. This information is disclosed to our clients in advance. Yes, we have had some questions when they are billed more than what they expected as if they had requested a non-commercial owned search but once I have reviewed the completed project with them they have understood the additional fees. Our clients are professionals as well and they do understand that not every search is a simple cut and dry one deed, one mortgage and current taxes without any additional encumbrances. Let your work justify your fees.
