It's good to see the sky is blue, no matter where you go. I work with titles from Pennsylvania and New Jersey, and the differences between the counties are there in both states. And there are differences also between the two states themselves. Excuse me...one is a Commonwealth and the other is a State as those from a Commonwealth will surely remind you.
But the basics are the same no matter what. You want to find all the liens you can that are still in effect; you want to know where the property is; and you want to know who owns it. Anything else, and it takes someone like a good examiner to know all the ins and outs of the process so the property becomes insurable. All the data in the world doesn't make a good commitment. A Good Examiner does!
