I am looking for vacant land zoned SFR title search and property research.  Here are some of the items I am looking for in both Illinois and Florida.  I understand you may not be able to pull all of them in all the counties, but let me know what you can pull and the total cost.  I can currently get most of this for Florida through a GIS service for under $20 a month.  I have not found a GIS company for Illinois.    

1. Is there any mortgage on the property?

2. Type of deed in the chain? Was there ever a special warranty or quit claim?

3. Are there any liens?

4. Any back taxes?

5. Any easements?

6. Is there more than one owner?

7. Is there road access? What the required setbacks?

8. Mineral rights - Do the mineral rights go with the title or are
reserved to someone else?

9. Are there utilities? Water, electricity?

10. Sewage, storm sewer, gas connection

11. Zoning - current and future, usage restrictions? Mobile home restrictions?

12. Wetland

13. Prior usage of the property

14. Environmental issues

15. Conservation issues 

 16.  Municipal citations and violations that have not been recorded as liens
