I'm interested in working with independent title abstractors or consultants who have experience and/or skill in Foreclosure actions.  Thus, you have a need to create Trustee Sale Guarantees (for non-judiciary foreclosure) and/or Litigation Guarantees (for judiciary foreclosure) for your clients.  And as we know, the Exceptions part of such title product has many moving parts, thus, their content varies from one to another, and let alone different requirements for different states.  Using MS Word to prepare such work would be very inefficient.  In the meantime, as an independent professional, most likely you won't own large and expensive title production software.  I have a technology solution that would allow you to create TSG(s) and/or Lit Guarantees. You will also be able to subsequently create Endorsement(s) for each order as well.

It's cloud-based, so, you don't have to download or install anything.  You just paid me a fee for using it. 

Some observation regarding foreclosure related title work:

I know title company that prepares TSG usually charges $250 to $650 premium for each TSG that they create, not bad in my opinion.

In addition, I welcome new and practical ideas.
