Name and address of "current" owner or owner as of last Grand List (10/1 in CT).  The owner is not always who the client thinks s/he/they are.  That can be a deal breaker right there. As we know, just because the "owner" provided a copy of a recorded deed, doesn't mean it's the current deed or 100% ownership.

 I'll specify in CT "legal description" is not available at the Assessor's office, but you do get the correct street/property address according to the Town.  For example,  there is no Peter's Path, although it is cited in many recorded deeds in the chain of title. The real name is Parker Road and has been from the time the Town accepted it.  In New England, if you're the first and oldest (1700s) house on the road, you can call it anything you want - the post office, ambulance, fire etc. know where you are ... plus you put up your own personal road sign.

 The human touch in title searching:  When i doubt, ask an old person.  After more years than I'll admit, I've morphed from asking to answering.
