One of my clients now requires "All Easement/Restrictions affecting the subject property whether or not filed withing the search period."
To which I say WHAT? This turn every Last Owner into a sixty-year search except for mortgages.
The client goes on to say "We are hoping this prevents an additional trip to the registry for you and a faster, smoother process for our customer." which seems to mean our client gets a Sixty-Year Search for the cost of a Last Owner.
Who is willing to take this very large extra step for no additional fee?
