Whoever wrote this is clearly not in the title business. Even a Warranty Deed willl not convey good title if the grantor doesn't have good title. And Sheriff's Certificates, Probate Deeds, Guardian Deeds and others are forms of a QCD. A QCD gives good title if the grantor has good title.
Seriously, any examiner worth their salt will not simply rely on the name of the last deed given, and assume that because it says "Warranty Deed," title is good.
