Thank you both for that clear information, the link that John provided was the direct place to do the search. I also agree with Charlene that this really should be a search done by the underwriters, both Patriot and Pacer searches are on a much higher level than a county land records search. 

The search parameters in the link do offer some variables that do not assist in being sure that all possible "hits" are being returned- as such it leaves me wondering about the statements we are being asked to make as to the completeness of the search.

I hope this will lead to more discussion so that we can make an asserted complete answer to this request for our services.especially since the underwriters are making this of all of us.
