The title companies used to exclude it in Michigan, too, but starting about 2 years ago, several companies started requested oil/gas/minerals even on one owner searches.  I think one of the underwriter's is requesting that (and they don't know what they're asking for, either).  You hit the nail on the head with everything you said in your post, Olen.
