Normally, the purpose of requesting a "chain of ownership" (which is not searched) on a current owner search is to satisfy any concerns that there have been fraudulent land-flips in the past.  However, 20 years would seem quite excessive for such a purpose; generally a 24-month chain of title is sufficient and will satisfy HUD and FHA.

Why 20 years?  I have no idea... someone got a crazy idea in their head and they decided to get one for the file.
