After reading a number of your posts, I have to assume all of your clients pay you up front and or with in a very short time of doing the work- US Titles does the same thing-within that 10 day time frame- They do not require any more, ie: recording , after that, unless in their review of your work, they find something was missing or left out. which is something most of the settlement or VM's never do- there is no  review at all-it just helps all parties involved to avoid errors.
I think you should re-consider- good work, good pay and reliable- who on here wouldn't take that on as a client, especially in the current environment of "no pays", "skip outs" and no answers to any communications?
Just my opinion- and take it or leave it- save this as "advice" !
