Fortunately, I have not run into this problem because I insist on performing the supporting title search myself. I never do anything less than a full forty year search with all unreleased encumbrances properly noted as exceptions to coverage in both the commitment and the final policy. I also never issue anything less to a client than the policy that offers the maximum coverage including inflation endorsement.
