Its really got nothing to do with being "stupid."  Real estate transactions are very complicated today.  I know plenty of very intelligent people that just aren't familiar enough with real estate law or secured transactions to properly represent themselves in such a situation, yet most do.  They rely on the closing agent, their lender, or Realtor, and just sign where they are told.  Unfortunately, those parties are not able to provide legal advice and they often have conflicting interests.
