Greetings: In our area (No Va) and however recently, the sales prices have been hovering around the assessed value( on the orders we have seen of late). from june to @ sep. prices were @ 10% under assessed value.Some of the huge inventory is selling off. Sellers may  cancel their listing til spring if they cant get their price, some may have to sell. The situation could be worse,  but so far not too bad.
