I always teach our staff whether it be in house abstracting or our typist to look at how much are they refinancing for.  If they are going for $100,000 then we look to see how many open mortgages there are.  If there is only one mortgage for $27,000, then we question it.  It is a good rule to follow and helps us not to miss open  mortgages.
