Has anyone done an FDIC Attorney Title Opinion? I have a client who needs an Attorney Letter of Opinion on a document retrieval search...makes ZERO sense to me, we are not able speak directly to the FDIC and are trying, along w our client to figure out what the heck they need. I have explained everything we all know about Title Opinions and how it is on the property, etc but they are only interested in having an Attorney sign off on basic DocRet. They are not interested in having a Title Company do the search because they don’t like the verbiage used in the disclaimers. We used a title company to do current owner searches for them but it was rejected with ‘Please ask attorneys to preclude any language pertaining to a limited report, not deemed to be a title opinion, not a form of title insurance/commitment.’ They want to pay for a legal opinion. I am at a loss. Anyone seeing this type of search being requested by clients?
